Marvante is a 3-4 km stretch of coast where three linear features converge — the Arabian Sea, NH-66, and the Souparnika river — all running roughly parallel and separated by less than 100 metres in places. This makes Marvante both the most accessible and most photographed beach on the Karnataka coast. The Souparnika joins the sea at a river-mouth just south of the Marvante strip, creating an estuarine sub-market that combines beach and river characteristics on a single plot in some cases.
Marvante beachfront is classified CRZ-III (Rural Areas) under the CRZ notification 2019. The No Development Zone extends 200 metres inland from the High Tide Line — no construction permitted within this zone. Between 200 and 500 metres from HTL, residential construction is permitted with local planning authority approval and specific setback rules. Because NH-66 sits close to the HTL in Marvante, some beachfront plots fall largely within the NDZ — always verify the KCZMA classification and construction envelope before purchase. Marvante land is under Kundapur taluk revenue records. RTC and Encumbrance Certificate available through the Kundapur Sub-Registrar and Bhoomi portal.
